Roof replacement cost

What a new roof costs, state by state.

Remi publishes a planning range on each of its city pages. Here they are in one place, with what moves a roof's price up or down and what Remi's guaranteed price covers once you have a quote.

The short answer

Most Remi roof replacements land between $8,000 and $20,000. Across the 158 markets where Remi publishes a planning range, the low end starts at $6,000 and the high end reaches $25,000. These are planning ranges, not quotes: your roof's size, pitch, layers, decking, material and access set the real price.

Planning ranges

Planning ranges by state.

Each range is the one Remi prints on its city page for that market. Where a state's markets differ, each city's range is listed. Every figure is a planning range, not a final quote. A published range isn't a promise of service at every address; Remi confirms availability when you request a quote.

What moves the price

Six things that move a roof’s price.

A planning range is a starting point. These details put a specific roof high or low in its range, and a written quote should spell out each one.

Measured in squares
Roof size
Roofing is priced by surface area. Roofers count it in squares, and one square is 100 square feet, so a bigger roof needs more material and more labor time.
How Remi prices a roof
Steepness and complexity
Pitch and shape
A simple, walkable roof goes faster than a steep or cut-up one. Valleys, dormers, skylights and chimneys add detail work, which means more labor and more flashing and waterproofing.
How Remi prices a roof
Tear-off
Layers to remove
The number of existing layers, how they come off, and hauling and disposal are all part of the job. More layers to remove means more work before the new roof goes on.
Judging a fair price
The wood under the shingles
Decking
Decking is the plywood the roof is nailed to, and its condition often can't be seen until tear-off. Rotted or damaged sections are replaced before new shingles go on, and Remi's guaranteed price covers that replacement.

What goes on the roof
Material
Most homes use architectural asphalt shingles. Upgrades such as impact-resistant shingles or metal usually cost more in materials and installation, and a quote should name the exact products.

Getting the work done
Access and site
A large, steep or hard-to-reach roof can need more labor, staging and safety work. Permits, delivery, landscaping protection and cleanup are part of the job too.

Remi's guaranteed price

What a Remi quote already covers.

The price Remi quotes is the price you pay. The guarantee covers the repairs that often turn into change orders once the old roof comes off.

Covered by the price guarantee

  • Replacement of any damaged or rotted decking
  • Necessary fascia replacement
  • All required flashing replacements
  • Pipe jack and pipe boot replacements
  • Needed attic vent replacement
  • Additional labor for necessary repairs
  • Materials price increases

Exclusions

  • New structural decking (plywood sheeting) when none exists. This is very rare, and typically only happens when asphalt shingles were laid over cedar shake with no decking.
  • Elective fascia upgrades beyond code requirements (cosmetic changes, premium product swaps not in the agreed scope of work)

*Projects quoted under special discounts or promotions may not be eligible for the Price Guarantee. Refer to your quote or ask your Remi representative for details.

How a Remi quote works

From your address to an itemized price.

Remi prices the roof you actually have, from measurements, so the number you see is for your home rather than a regional average.

  1. 01

    Share your address

A few basic details are usually enough to start. If anything is unclear, a specialist reaches out.

  2. 02

    Remi measures remotely

Remi estimates the roof's size, pitch and layout from aerial imagery and other property data, so most quotes need no visit.

  3. 03

    Get an itemized quote

Remi builds an itemized scope of work from the measurements. In many cases the quote is ready in about 15 minutes, and it's free.

  4. 04

    Compare, then decide

See how each material and payment option changes the price. If you go ahead, you sign a standard home improvement contract and Remi schedules the work.

Paying for a roof

Three ways to pay.

  • Finance it

When you finance with Remi there's $0 due at signing. Pre-qualification uses a soft credit pull and takes about 5 minutes, and there's no pre-payment penalty. Approval depends on eligibility.

  • Through insurance

If a covered event such as hail or wind damaged the roof, insurance may pay for part of the replacement. Your deductible is your share of a covered claim.

  • Pay cash through escrow

Pay through PayKeeper's escrow, with no fees or interest. Payments are released at milestones as the work is completed.

Common questions

Roof cost, answered.

How much does a roof replacement cost?
Most Remi roof replacements land between $8,000 and $20,000. Across the 158 markets where Remi publishes a planning range, ranges run from $6,000 at the low end to $25,000 at the high end, and the middle of those ranges is $8,000 to $17,000. Roof size, pitch, layers to remove, decking, material and access decide where a specific roof falls.

Why do roof replacement quotes vary so much?
Two quotes are only comparable when they price the same job. Totals can cover different roof areas, shingle products, tear-off methods, underlayment, flashing, ventilation, decking terms, permits, cleanup and warranties. Compare the written scopes line by line before treating the lower total as the lower price.
What an estimate should includeJudging a fair price
Is a planning range the same as a quote?
No. A planning range is the span Remi publishes for a market so you can budget. A quote prices your roof from its measurements and scope of work, and Remi's price guarantee applies to the quote you sign.
Can the price change after the old roof comes off?
Damaged decking often isn't visible until tear-off. Remi's price guarantee covers replacing damaged or rotted decking, along with needed fascia, flashing, pipe boot and attic vent replacements, extra labor for necessary repairs, and materials price increases. Projects quoted under special discounts or promotions may not be eligible.

Are Remi roof quotes free?
Yes. Remi's quotes are free and come with an itemized breakdown, so you can see exactly what you're paying for.
Does homeowners insurance pay for a new roof?
It depends on the cause of the damage. Insurance generally covers sudden events such as storms, hail, wind or falling debris, but not damage from general wear and age. If a claim is covered, your deductible is your share.
